A single-story home with 3,420 sq ft (318 m²) of living space on a south-facing lot of 15,480 sq ft (1,438 m²). Six rooms plus kitchen, and it works just as well as two independent units, 4+kk and 2+kk. The interior and bathrooms were fully renovated in the winter of 2024, there's 17.5 kWp of solar with a 23.2 kWh battery, and the house is rated energy class A. No mortgage, no lien, no easement.
A house built on one level and cared for over fourteen years
The house was finished in 2012 to a design by Ing. Michael Bartoš: a single-story home with a 355 m² footprint, everything on one level, not a single step anywhere. In 2015 the outdoor space was completed as one project, pool included, done with restraint so the garden sits naturally in its surroundings and nothing disturbs the quiet. In the winter of 2024 the interior and bathrooms were fully renovated: new bathrooms in premium Italian epoxy microcement with a complete set of Hansgrohe fixtures in black from the top line, including the Rainfinity shower system; a kitchen with premium Bosch appliances, a granite sink and a breakfast bar; large-format tile and floating floors throughout. The lot faces due south and, fully fenced on every side, the house gives you complete privacy and quiet. Every closet is custom built, and so is the stonework: real stone in the entry hall, stone cladding in the kids' room and solid hardwood in the primary bedroom.
The mechanicals have been added to steadily, and today they keep running costs remarkably low: radiant floor heating throughout, a Viessmann condensing boiler paired with Toshiba air-to-air heat pumps, central Toshiba cooling, two fireplaces (one of them double-sided with marble cladding), and 17.5 kWp of solar with four Solax batteries totaling 23.2 kWh. Gas runs about CZK 3,800 a month and electricity about CZK 1,500.
Six rooms, or two homes
You can use the house as two separate units with no remodeling at all: 4+kk and 2+kk, the smaller one with its own living room, kitchenette and bathroom. Everything is already in place.
Energy rating A
Primary energy from non-renewable sources is −23.3 kWh/(m²·year). In practice the array puts out 19 to 19.5 MWh a year based on the last three years, and the 23.2 kWh battery covers the evening peak.

The outdoor space was finished in 2015 in one go rather than piece by piece: a heated pool with a counter-current jet, mature cedars, pines and spruces tended by gardeners twice a year, dozens of LED fixtures including lights set into the pavers, Bose sound, and a covered patio with an outdoor kitchen. All of it done with taste and tucked into the greenery, so the yard is somewhere to relax and nothing in it jars.

Energy performance certificate: A
The house sits in the top A band thanks to radiant floor heating, heat pumps, solar with batteries and a well-insulated envelope. Primary energy from non-renewable sources is actually negative: the house puts more into the grid than it takes out.
That comes to roughly CZK 7,300 a month, about CZK 88,000 a year for energy and water, plus property tax. Water use moves around from year to year depending on how often the yard and trees get watered, the pool being drained and refilled around winter, and how many people live here.

The first house in the Czech Republic with AIKO Full Black Neostar panels
When we were planning the array, AIKO panels hadn't been installed anywhere in the country yet. We went first, and the company later came back with a camera and shot their commercial here. The roof carries 39 AIKO Full Black Neostar panels, 17.5 kWp in total, at 24.4 percent efficiency.
They're paired with four Solax batteries totaling 23.2 kWh, enough to cover the evening peak. Measured output is 19 to 19.5 MWh a year based on the last three years. That combination is what keeps the house in energy class A and the electric bill at about fifteen hundred crowns a month.

Radonice sits in the Prague-East district, about 300 meters in a straight line from the Prague city line; the neighboring districts are Vinoř and Horní Počernice.
